Saddle View Farms’ Rules
Saddle View Farms is a tranquil haven where guests can immerse themselves in the beauty of nature and the charm of rural life. To maintain the integrity of the farm, safeguard our animals and wildlife, and ensure the safety and enjoyment of all our guests, we have established a set of rental rules. We kindly request your adherence to these rules. Non-compliance may lead to the unfortunate termination of your stay without a refund. We encourage you to read and abide by these guidelines to guarantee a pleasant and safe visit. If you have any queries or concerns about these rules, we urge you to contact us for clarification before your stay.
- Guests at the house:
- The Primary renter is obligated to reside at the property throughout the rental period along with their guests and will be held accountable for any issues that arise during the stay. Exceptions to this rule may be considered by the owners on a case-by-case basis, provided they are requested at the time of booking and a guest who will be staying at the property is designated as the responsible point of contact (POC). For instance, an exception might be made for a wedding party where the expenses are covered by others, but a member of the party is appointed as the POC. The number of guests staying at the property should align with the original reservation. We kindly request that no additional guests are present after 10 PM.
- Hosting events, parties or film/video productions are not permitted without the prior approval of the owners, which must be obtained prior to booking.
- Safety, security and damage prevention:
- For security, there are motion triggered security cameras located outside of the house that can be accessed by the owners remotely. They are within the exterior door locks, within the flood lights and mounted on the 3 sides of the house and on the tool shed. There are no video cameras within the house. Please respect the internet, video, security, HVAC, and weather devices. Do not disable or tamper with them.
- To safeguard against potential damage/fire smoking and vaping are restricted:
- Permitted: Smoking and vaping are permitted at the designated firepit and greater than 15 feet from the house and deck on gravel areas. Vaping is also permitted on the decks and porches.
- Prohibited: Smoking and vaping are strictly prohibited in all other areas, including within the house. As a courtesy for the next guest and the wildlife on the farm, please dispose of all cigarette butts and cartridges in the trash.
- For safety reasons, please refrain from lighting flame candles or wood fires inside the house. For your convenience, battery-powered candles and a propane fireplace are available for use. The use of birthday candles is permitted. Please ensure that fire logs are only burned in the designated fire pit. The creation of campfires anywhere else on the property is not allowed.
- Restricted areas and items: Please do not enter the shed, access the UTV cart or farm/lawn equipment. Please do not access any closets or cabinets marked “owners only”.
- Pets: We kindly request that only dogs be brought to the farm, and only after they have been registered in advance. Regrettably, to maintain an allergen-free environment for future guests, we cannot accommodate other types of pets at the farm. To prevent the spread of diseases or parasites between pets of different guests and local wildlife, we ask that you promptly clean up after your pet using the complimentary pet waste disposal bags provided. Please ensure that these bags are disposed of properly by collecting them into a larger trash bag during your stay and placing them in the outdoor trash can. The local trash collectors only hand collect large trash bags.
- Property and surrounding farm:
- Saddle View is a farm that contributes to the local cattle economy by providing organic grass and silage. From time to time, farm activities such as fertilizing, lime spreading, field mowing, bailing, and forestry may occur during a guest’s stay, albeit away from the house. While we strive to provide advance notice to our guests when such activities are scheduled, it may not always be possible due to unpredictable weather conditions that can necessitate changes in plans without prior notice. If the prospect of potential farm activities during your stay is a concern, we respectfully suggest considering alternative accommodation.
- For your safety, please take care and look out for poison ivy and oak at the edge of the pastures and woods.
- Shooting of firearms on the property is not permitted. No hunting without the owner’s permission. Use of motorized vehicles like ATV, dirt bikes, or quads on property and fields are prohibited.
- Please keep noise and light levels down after 9:30 PM. Quiet hours are from 10 PM to 7 AM. Please be considerate of our neighbors and the farms’ wildlife and do not cause disturbances or nuisances to them.
- Please stay within the boundaries of Saddle View Farms and respect neighboring lands and privacy. Please only park vehicles in the designated areas on the gravel driveway and parking areas.
- Please do not harm the hay crop or the cattle that eat it. Please do not litter or leave any sports gear behind on the property. Ex: golf balls or lead shot in the fields that may harm the hay, cattle, and wildlife.
- Kitchen, Laundry, Trash and Septic:
- The kitchen is highly labeled for your convenience and ease of use. As a courtesy for the next guests, please replace dishes, tools, and utensils in their labeled places. Please clean the grill and campfire cooking tools after use. Please hand wash and dry carbon steel pans to prevent rust and damage.
- To prevent damage to the septic system, please do not put grease or food waste down the sink drains. Please place them in the garbage instead. No recycling service is available currently. Please place all trash in the outside trash cans. The local trash collectors only collect large trash bags and trash pickup is Wednesday.
- We kindly request that you refrain from using detergent pods and instead use only liquid detergent for both the dishwasher and laundry. Detergent pods contain microplastics that do not biodegrade in septic systems, potentially damaging the drain fields and posing a risk to the cattle that graze on the grass. Please avoid overloading the washer or dryer. In consideration of the well-being of future guests, we ask that you use only hypoallergenic detergent. The farm provides these environmentally friendly products in limited quantities for your convenience.
- Damages: Out of respect for future guests, we kindly request that you promptly report any damage to furniture, dishes, glasses, etc., preferably with a photo, to the owners. This allows us to arrange for the necessary repairs and replacements before the next guests arrive. Please note that the owners have the discretion to waive fees for minor accidents, provided they are notified in a timely manner by guests.
Before you depart from Saddle View Farms, we kindly request that you follow this checklist:
- ☐ Empty all trash cans located in the bathrooms, laundry room, upstairs desk areas, and kitchen if used. Dispose of the bags in the outside cans and replace them with fresh bags found in the laundry room closet.
- ☐ Place all used towels and bed linens in separate bags in the laundry room. The laundry bags are on the laundry room shelves. Please leave comforters, pillows, and top (striped) sheets on the beds unless they are soiled. We will inspect them before and after each stay.
- ☐ Please wash dishes and return them to their designated spots.
- ☐ Wipe down the kitchen counters and stove.
- ☐ If you used the grill or fire pit cooking surfaces during your stay, please clean and replace their covers on them. For the grill, please turn off propane gas at the tank valve inside the grill. Return all tools to their original storage locations. Please remove all ashes from the fire pit and deposit them in the ash bucket.
- ☐ If used, place the protective cover on the back deck sofa.
- ☐ Turn off all lights, fans, and arcade games. Please put away all toys, games, and puzzles in the playroom.
- ☐ Lock all doors and windows if you opened them.
If you brought your pet, for the safety and well-being of future pet guests:
- ☐ Please clean out the dog crates and store them in the closet by the bottom floor door. Please empty and wash the dog food and water bowls in the dishwasher.
- ☐ Recheck and clean up any pet waste using the supplied waste bags and dispose of them in the outside trash containers inside a large trash bag.
